If you do not meet HFAB’s basic requirements, you cannot get a rental agreement with HFAB.
What does a mismanaged relationship mean?
If you, as an applicant, have mismanaged your relationship in the last two years, you will not get a rental agreement. A mismanaged relationship includes:
If you have mismanaged the relationship, you will be barred from submitting applications for our apartments for two years; however, you continue to accumulate queue points even during this period.
Before a rental agreement is signed, we always run a means test on the applicant. It is your responsibility, prior to signing the agreement, to present proof of employment, wage statement, or other relevant statements to prove your current income. Should you fail to prove your income, the apartment will be offered to the next person in order of priority.

In case of social security and introduction benefits, we follow the social security guidelines for maximum acceptable housing costs.

If you have debts with the Swedish Enforcement Authority, you may still rent an apartment, but we will impose a higher income requirement.
To meet the requirements for debts and records of non-payment, a credit history check must verify the following for all those on the rental agreement:
If you have a record of non-payment, you will be barred from applying for apartments until the last non-payment is older than 12 months. After this period, the restriction will be lifted automatically and you can apply for apartments again, provided that there is no new record on non-payment. A guarantor or deposit of rent is not accepted.
You must not have any debts to HFAB, this is always checked prior to signing the agreement. You will be barred from applying for apartments until the debt is settled.
